Documents the Lender will want from Buyers

So you have decided to start looking for a home.  Your first start is with a lender so that you can get pre-qualified.  Lenders want detailed information on your financial past and present to help them to predict your financial future.  Before going to sit down with a lender, here’s what you should collect:

  1. Proof of Income: The lender will want to know that you’ll be able to repay the loan.You will need to provide last year’s W-2 form, your most recent pay stub and your tax returns from the past year.If you are self-employed, thisoften requires even more documentation like profit and loss statements from your business or 1099 forms if you work on a contract basis.
  2. Other Earnings: If you make money from other sources, you’ll need to provide detailed information about that too.For example, someone who receives child support or alimony will have to provide a copy of the divorce decree.If you have rental income, you maybe asked to provide a copy of the lease agreement.Those with stock options as part of their employment package will need to provide a copy of their employment contract showing how many share you own and what the vesting schedule is.
  3. Debts:You will need to provide a complete list of all debts, which include credit cards, student’s loans, car loans, alimony and child support payments along with a breakdown of balances and minimum monthly payments on each.If you have a lot of high-interest debt, you’re less likely to qualify for the lowest interest rates.If possible, it might make sense to pay down some of your outstanding debts.
  4. Assets:An inventory of assets including bank statements (3-6 months), retirement accounts, real estate and auto titles, and any other investments.
  5. Other Paperwork:You may be required to sign IRS Form 4506-T, which allows the lender to get a transcript of the tax return from the IRS.In some cases the lender wants to see that what you declared to them matches exactly what you declared to the IRS.As this could take a few days to receive this transcript it is best to order it early in the process.

Thinking of buying your first home? Before you begin, you need to take some important first steps! First, get approved for a mortgage. Second, choose the right real estate agent and lastly, find the right home that fits your budget!

Shopping for your first home has some challenges for first time buyers. Here are 5 mistakes to avoid:

1. More to it than mortgage payments: Many first time homebuyers decide to buy when they feel ready for a mortgage payment. BUT, there are other items to include in this monthly figure such as Property Insurance, Taxes, Home Owners Association Dues, Maintenance and Higher Electric/Water Bills!

2. Looking for a home first and a loan later: Home buying doesn’t begin with home searching. It begins with a mortgage prequalification! Getting preapproved will know exactly how much home you can afford!

 3. Not getting professional help: First-time homebuyers should not try to venture into this process without the help of a reputable real estate agent. Ask friends and family for referrals and interview them to see which one is best for you!

4. Using up savings on the down payment: Spending all or most of your savings on the down payment and closing costs is one of the biggest mistakes first-time homebuyers make. They are trying to avoid paying mortgage insurance and not have some savings left for a “raining day”.

5. Getting new loans before the deal is closed: First time homebuyers feel that because they have gotten prequalified, found their home and have opened escrow that they can go out and make big purchases (ie purchasing a car). Lenders pull credit reports before the closing to make sure the borrower’s financial situation has not changed since the loan was approved. Any new loans on your credit report can jeopardize the closing.
